Only 9 Homes in Sunnylea in the month of April 2016, based on the statistics I compiled from TREB. Listed below are the averages for the homes that sold in Sunnylea during that month.
BUNGALOW: 1 Sold. 18 Days on the Market. Listed average $829,900. Sold average $805,000. 97% of asking price.
1 1/2 STOREY: 4 Sold. 6 Days on the Market. Listed average $963,000. Sold average $1,105,750. 115% over asking price. (Multiple offers for most.)
2 STOREY: 4 Sold. 8 Days on the Market. Listed average $1,271,500. Sold average $1,343,500. 106% over asking price. (Multiple offers for most.)
This falls right in line with the new average home sale price in Toronto, that TREB (Toronto Real Estate Board) recently released, of $1.2M in Toronto. Sunnylea in particular is a highly desirable neighborhood, for two groups:
- For families with young children. The elementary school in the area, Sunnylea Junior School, is excellent and sought after. The school is terrific, the parents are highly engaged, and most kids in the area walk to school with their parents. And they have a great end of the year fair that everyone loves.
- Those wanting to walk to subway to go to work. The subway is at Royal York, and no matter if you are on the east or west end of Sunnylea, or in the southern portion, you can walk to the subway in a matter of 3 minutes or 15 minutes, depending on which end you live. And in bad weather, there is a bus on Royal York and one on Prince Edward that will take you directly to the subway.
If you are in Sunnylea and are even remotely thinking of selling, this is a great time to sell. You can begin the process of getting your home ready and meeting with your realtor to review the things you’ll need to do to get ready. A home that is priced right, with the right attributes, can also sell in the 6-8 day window. We’ll be blogging next week about home price ranges to discuss which price ranges sell more quickly. This means there is a larger buyer pool in certain ranges. That can help you set your expectations on how long it would take your home to sell.
